Mobile Homes

A quality home, at a price that works.

Single-wide and double-wide manufactured homes built to federal HUD code, delivered and set on your land or in the community of your choice. The fastest, most affordable path to owning a home in the Lakes Region.

WHAT IS A MANUFACTURED HOME?

Built to a federal standard. Delivered ready to live in.

A manufactured home is built start to finish inside a factory, then transported to your site on its own permanent steel chassis. Unlike modular homes, which follow state and local building codes, manufactured homes are built to a single federal standard: the HUD Code. This governs structure, fire safety, energy efficiency, and every mechanical system in the house.

Because that standard is the same in every state, the factory can build at volume with consistent methods and bulk-purchased materials. That efficiency is where the savings come from. A manufactured home typically costs substantially less per square foot than site-built construction, and it arrives largely finished — cabinets hung, fixtures installed, flooring down.

Homes come in single-section and multi-section configurations, from compact two-bedroom layouts to multi-section homes with three or four bedrooms and open living areas. You still choose your finishes: cabinetry, countertops, flooring, siding, and roofing.

We’ll site your home on your own land or in a manufactured housing community, handle the delivery and set, and connect utilities. If you’re weighing this against a modular build, we sell both — and we’ll tell you honestly which one fits your budget and your lot.

WHY CHOOSE MANUFACTURED

Homeownership, made attainable

  • The Lowest Cost Per Square Foot

Factory volume, standardized methods, and bulk material purchasing bring the cost per square foot well below site-built construction. For many families, this is the difference between renting and owning.

  • Move In Sooner

Your home is built on a production line, not a job site. Once your site is prepared and your order is placed, delivery and set typically happen in a fraction of the time a stick-built or modular project would take.

  • Built to Federal HUD Code

Every home is constructed to a uniform federal standard covering structure, fire resistance, thermal performance, and plumbing, heating, and electrical systems — inspected and certified before it leaves the plant.

  • Your Land or a Community

Put your home on a lot you own, or in one of the Lakes Region's manufactured housing communities. We'll walk you through what each option means for cost, financing, and long-term ownership.

HOW IT WORKS

From first conversation to keys in hand

  1. Budget & Model

Start with what you can comfortably spend. We'll match you to models that fit and be straight with you about total cost — the home, the site work, and everything in between.

  2. Land or Community

Siting on your own lot, we handle permitting and site prep. Placing in a community, we help you understand the lot lease, park rules, and what's included.

  3. Site Prep & Utilities

Pad or foundation, water, septic or sewer, and power — prepared and inspected before your home arrives.

  4. Delivery & Set

Your home is transported, set, leveled, anchored, and connected. Multi-section homes are joined and finished on site, then final-inspected for occupancy.

FAQ

Common questions about Mobile Homes

What's the difference between a mobile home, a manufactured home, and a modular home?

“Mobile home” refers to homes built before June 1976, when the federal HUD Code took effect. Everything built since is a manufactured home — constructed to that federal standard and substantially different from the older homes people picture. A modular home is a third category, built to the same state and local codes as a site-built house and set on a permanent foundation. We sell manufactured and modular both, and we’ll help you compare them honestly.

Can I get a mortgage on a manufactured home?

Often, yes — but the loan type depends on how the home is titled. A home permanently affixed to land you own can frequently be financed with a conventional or government-backed mortgage. A home in a community, or one not permanently affixed, is usually financed as personal property with a chattel loan, which carries different rates and terms. We work with New Hampshire lenders who handle both and can point you to the right one for your situation.

Can I put a manufactured home on my own land?

In most cases yes, though the specifics depend on your town’s zoning, lot size, setbacks, and septic requirements. New Hampshire law generally requires municipalities to provide opportunity for manufactured housing, but the details vary a great deal town to town. Tell us where your lot is and we’ll look into it with you before you commit to anything.

Is it cheaper to buy land or to place my home in a community?

It depends on your timeline and how you want to build equity. Owning your lot usually costs more up front but gives you an asset that appreciates and opens better financing. A community means a lower entry cost and a monthly lot rent, with the tradeoff that you own the home but not the ground under it. Some New Hampshire communities are resident-owned, which changes that math again. We’ll walk you through the options near you.

How long does the whole process take?

Considerably faster than a site-built or modular home. Once your model is ordered and your site is ready, delivery and set often happen within a day. The timeline is usually driven by site prep, permitting, and factory queue rather than by the home itself.

Can I customize the home?

Within the model’s layout, yes. You choose cabinetry, countertops, flooring, fixtures, siding, and roofing, and most models offer optional upgrades like added insulation, appliance packages, or a different heating system. Structural changes to the floor plan aren’t possible the way they are with modular — if you want to move walls, modular is the better fit and we’ll say so.
